We offer the following types of Valuation/Survey:
Basic Valuation
A very basic written report concentrating on the value and with only brief comment on the condition/structure. THIS TYPE OF REPORT IS NOT SUITABLE FOR PROSPECTIVE PURCHASERS since it does not provide sufficient detail or information to enable purchasers to make an informed judgement. The basic valuation report is designed for use by owners, for Probate valuation, for use in matrimonial proceedings or for insurance assessment.
Building Survey
A detailed commentary on the structure and condition of the main elements of the building. Usually commissioned when there is prior knowledge of disrepair or structural defect. A Building Survey is more detailed than the Home buyers and costs approximately twice the fee of a Home buyers Report.
RICS Homebuyers Report
This report is designed for house purchasers. It provides comment on the condition and structure of the property of sufficient detail to enable a purchaser to determine whether the property is a reasonable purchase at the agreed price. The report is approximately 10 pages long and includes a test of the damp-proof course and a roof space inspection (where possible). THE HOME BUYERS REPORT IS USUALLY SUFFICIENT FOR THE MAJORITY OF PURCHASES
Commercial Valuation Report
For local properties we are able to provide commercial valuation advice tailored to suit the individual owner, buyer, landlord or tenant. This can be rental or capital value advice in addition to advice regarding rent reviews and lease renewals.
